It's been a tough 2021 - all around. So, a little decorating/ staging humor may just be the right medicine to help brighten our mental headspaces. Enter this little nugget series from TikToker @longrealestate.
Pt 1:
I couldn't help but hoot and cackle. The second I saw it, this instantly lifted my spirits. All facts no printer: some of these shenanigans have actually been done! By the time the new homeowner/ rentee contacts me, *these* are the hauntings awaiting me and plaguing my poor dear clients.
Pt 2:
I cannot tell you just how many homes with windows glued literally shut by decades of landlords doing just this. Why is this a thing?! When this is done and the home is bought; not only is it an annoyance, but it's also a huge cost to correct. Lead paint testing (depending on the age of the home), mold and rot inspections... ntm the stripping and removal of the old paint. All at the cost of the new homeowners, and a report I have to give and ensure done. All before we can even look at any decorating fun. A huge big sad for all involved.
Pt 3:
... and do *nOt* get me started on the "forever bug tenant" *nervous lolz* *cringes in grossed-out*. If you think, for one second as a landlord/ home seller, you're capping your tenants/ home buyers - no sweetie. Interior decorators, homeowners and renters... we see all... *makes creepy noises in spoopy*.

Now that school is back in session, everyone will soon turn to their most favorite & used room in the house... the bedroom.

Selecting the best sheets, pillowcases & blankets for your bed is about more than just thread count. Find a fitted sheet that can accommodate the depth of your mattress (my fitted sheets are a generous 16" deep). Choose the type of fiber based on your sleeping habits & preferred hand feel. It’s also a good idea to have at least two sets of sheets per bed, so that you can always make the bed no matter when you choose to do the laundry.
Quilts, Duvets & Coverlets
Think of the covering on your bed as your central statement piece and the focus of your space. Dress it up or down with decorative pillows, accessorize with a rug, & add lighting, art & decor to complete the look. If you have a statement-making headboard, look for solid color textiles that make your headboard the focal point of the room. For a classic look that works in any space, you can never go wrong with all white bedding.
Bed Pillows
A variety of bed pillows adds depth & dimension to the finished bed. Start from the headboard: Euro, standard, sham & optional bolsters.
Mattresses & Foundations
A high-quality mattress is the foundation of a comfortable bed. Look for construction details that improve sleep quality, such as a coil system to reduce the transfer of weight & movement from one side of the mattress to the other. A mesh border improves airflow & allows your mattress to breathe.

1. Bed = $1K
Let's get irl for a mo. Unless your guest is Goku (able to sleep on a magical cloud at whim), your guests are gunna need this. I chose a platform bed because they're a big hit with guests, who view them as extra cozy and luxurious. This one is sleek, easy to put together, low key regal and 'grammable. It’s a great price for a solid, well-made bed. |
3. Mattress Cover = $60
Perhaps the best investment in prolonging the life of a mattress is a mattress cover. I recommend one that feels like cotton, is washable and breaths well (critical for quality sleep). Always avoid protectors that makes crinkle sounds. This is not bedroom ASMR. Guests shouldn't ever notice a mattress protector. |
4. 4 King Pillows = $105
Always furnish two pillows for each guest, just like hotels. Why?

8. 2 Larger Decorative Pillows = $160
22″ square decorative pillows, one for each guest, are key for a good-looking bed. Not only do they look fabulous, but guests can lean against them while lounging in bed. I probs sound like a viral track, but don’t cheap out here. Good quality pillows are key for an overall stunning look. These look effortlessly chic and definitely launch your room into “boutique chic” territory. |
12. Large Tribal Rug = $663
Rugs are critical in bedrooms because people walk around barefoot. I know this inspo shows the rug under the lounge area, but I favor going big and placing it under a bed so it sticks out at least 2 feet on either side of the bed, and provides a nice padding at the foot of the bed as well. My go-to favorites are big tribal-esque rugs, such as a vintage Afsahri. Why? They are virtually indestructible and don’t show stains. They're #thicc and feel nice under the feets. They're also a bargain considering the size and workmanship. |
13. Chest = $250
Chests are where you can save money if you go vintage. Vintage chests sometimes need a coat of wax or paint, but in the end, can be of better quality than new chests in the same price range. Bonus, they are gr8 storage, temp seating (when it's not coverd in stuff like luggage) and look ultra chic. |
14. Love Seat + Micro Coffee Table (for seating area) = $675
If space permits, finesse a seating area in the master bedroom (any bedroom used by adults, rly). I've seen this money move in upscale hotel rooms and it's fye! Guests can sit on them to put their shoes on, or place their clothes on top. They make a room look edited and well thought-out. |
15. Artwork – $185
I've said this before in my "Turn Your Trash Pad Into A Smash Pad" article, and I'll say it again. Every room needs artwork. Your anime/ manga/ hentai wall scrolls = no. You don’t need a lot; however, what you do have, must be impactful and beautifully framed. Photography is always a hit with guests, especially serene, stunning landscapes. Warning: Never mount photography on canvas. It’s tacky and ruins the mood. Stick to tradish, chill frames. |
16. Ceiling Light – $240
Pretty ceiling lights are important in bedrooms. I suggest avoiding any light with bare bulbs above/ near a bed. You: "..., but... lyk it's on trend @ mo." Fair. Counter point:

21. Low-key Concierge Area = $200
Here's where you go for the bonus round. It's unlikely your guests will be staying long enough for this to be a thing. But, it gives your AirBnB that +1UP that'll put you planets ahead of competitors. Stock some of these easy-to-forget travel items. Trust me they will thank you for saving their lives! Toiletry Basics

RICH JEWEL TONES (WITH AN EDGE): In stark contrast to 2019's floral trend, - something for those who love viva la glam. Bold indigo, hunter green, emerald green, and dark teal all feel ready to have a moment outside of the kitchen. Layering living rooms, dining rooms and bedrooms with paints, fabrics, accessories, and rugs in these colors create drama against a backdrop of white architectural elements. It's a total flip against 2018's bright white of Instagram and IKEA desks. Change is good. If done right, you can get a regal feel to your most private spaces. |
BOLD BACKSPLASH: Simple, monochromatic kitchens have had a good long run, so we will be gravitating toward making a little more impact in their kitchens, whether that's with bolder color choices or graphic tiles. Either way, I predict we will be seeing more pop and punch in kitchens! |
SUSTAIN+HANDMADE= #iship: Idk about you, but I'm all about that life - hundo p. Items made by hand and using sustainable materials like jute, rice paper, and clay will be straight fire, in 2019. I live in Seattle, WA (the up and coming new mod trend setter) and I see people using and needing these grounding elements in their homes as a way to feel more connected with the earth and her roots... and Her roots run deep. |
FOUR-POSTER BEDS: Far from the elaborate and decadence of beds displayed in NF's "Reign", and that pretty princess Disney bed you begged your parents for as a kid; these too are getting a new mod upgrade. Why? A four-poster bed provides a literal hug - from a piece of furniture. In uncertain these times, that's a very good thing. |
BOHO VIBE WITH A TWIST: While fiber art was such the thing summer '18 (I love a good weave as much as the next person, but #realtalk we've hit a saturation point), a vintage modern twist and curved lines is a total mood 2019. Don't worry, layering and pattern fabrics are still a vibe. The twist is in curved furnishings softer lines and mixing of modern and vintage. |
ACRYLIC FURNITURE: While I'm not for the clear chair version of this trend (for sanitary summertime reasons), I totally see this for other items in your home. Acrylic can give a room the architectural structure it needs without taking up visual real estate. Simple speak; it makes your place look bigger. I see acrylic as a fantastic foundation piece in a small space, like an entry or small living room, to provide a surface that can be layered with more organic items and not feel busy. |
FULL METAL: No, not "Alchemist". Realk talk, brass and rose gold claimed 2018. The coppery tones enveloped succulents (also on their way out), chairs were made of brass and home office accent sculptures of it invaded home offices. This time, brass, gold or nickel accents mix with either oil-rubbed bronze or aged iron accents. Silver and pewter smash with bronze and black brown metals. It’s all about moderation and context. |
